Under the direction of the Director of Facilities Management, the Facilities Maintenance Technician Sr. Facilities Maintenance Technician is responsible for the overall maintenance of the fixed equipment, grounds and structural integrity of all InnovAge facilities. The Facilities Maintenance Technician Sr. Facilities Maintenance Technician identifies all repairs and/or maintenance work items which are to be performed and coordinates necessary schedules for completion of work with other departments within InnovAge.
Essential Functions and Work Duties
The following essential functions of this position are performed personally, in cooperation with your supervisor, and/or in coordination with other staff. Additional work functions and duties may be assigned.
The following sections are performed by both the Facilities Maintenance Technician and Sr. Facilities Maintenance Technician.
FACILITY MAINTENANCE (Approximately 100% of Time)
•Performs general maintenance, repairs, tracking of inventory of office furniture/equipment and set-up at all InnovAge facilities, either by request or by self initiation.
•Verifies that work orders are correct by verifying the work that needs to be done or by contacting the party that initiated the work order.
•Responds to and performs maintenance and repair work in a timely and efficient manner.
•Examines, performs, maintains and/or initiates repair(s) interior and exterior building structure and grounds
•Participates in departmental on-call program as designated.
•Responds to emergency situations to ensure employee, participant and facility safety.
•Provide Director with annual budgetary information as required.
•Demonstrate the ability to read and interpret architectural drawings related to structural, mechanical or electrical modifications.
• Installs adaptive equipment and safety modifications in participants' homes as needed.
•Assists in moving furniture, equipment and supplies between centers and to/from participant residences.
•Performs minor repairs and in participants' homes within the scope of safety as appropriate and requested.
•Maintains supply records and notifies appropriate parties when inventory is low and needs to be replenished.
•Removes snow from parking lots, sidewalks and building entrances and ensures that walkways/pathways are safe for staff/visitors to walk on.
•Oversees vendors and contractors to determine that work is correctly performed and completed in a timely manner, that the correct materials are utilized, and to ensure that procedures meet state requirements by reviewing plans and specialized drawings.
•Obtains estimates and quotes of materials and equipment needed for repairs and the completion of job tasks.
•Purchases materials through vendors and maintains documentation to ensure that items are received with appropriate guidelines.
•Assists with landscaping duties as needed.
•Operates, maintains, repairs and performs appropriate record keeping of all HVAC, plumbing equipment electrical and electronic equipment and systems.
•Performs data entry and upkeep of the preventative maintenance software and ensures that data entry is performed on a regular basis and in a timely manner in reference to maintenance performed.
•Problem solves vendor and work order problems in collaboration with the Facilities Department, communicates problems and results with the Director of Facilities on a regular basis.

•Helps support sustainability efforts and projects and daily facility support.

•Maintains strict confidentiality of personnel data, proprietary information, and sensitive materials as required.

•Attends all required department events, staff meetings, and any other job-related functions. Attends and successfully completes all mandatory trainings.
•Adheres to the Facilities Department policies and procedures including appropriate attire and attendance.
•Does not communicate with any news media or volunteer business information to other agencies. Directs public relations issues to the appropriate person.
•Does not enter into any contract without approval which commits the organization to any obligation, or which transfers company assets to any outside interests, or which involve expenditures of a capital nature.
•Performs within position and personal limitations and provides information to employees, co-workers, business contacts, and others only as able and appropriate for position.
•Complies with OSHA and other local, state and federal regulations.
•Ensure support for sustainability efforts and projects are complete and to standards.
•Communicates and interacts with co-workers and all others in a pleasant and professional manner at all times.

Facilities Maintenance Technician
Education and Experience
•High School diploma or GED required.
•A minimum of two years experience in facilities maintenance, with positions that demonstrated skill in mechanical, electrical and building maintenance systems.
•Experience with painting, carpentry, electrical systems and installation of adaptive equipment.
•Experience using shop equipment but not limited to hand tools, drill, table saw, drill press, band saw and/ or miter saw.
•Requires valid state driver's license, personal transportation, good driving record and auto insurance as required by law.
•Must be computer proficient and possess experience with Microsoft Word, Excel, and Outlook.
•Must be able to quickly learn specific software and new applications.
•Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
•Ability to read, analyze and interpret regulations and other documents.
•Strong interpersonal skills and ability to effectively and tactfully present information to, and communicate with, co-workers, employees, and others.
•Possess exceptional English written and verbal communication skills, including accurate grammar and business correspondence knowledge.
•Ability to read and write memos, reports, and correspondence that conform to prescribed style and format.
•Ability to define problems, collect data, establish facts, and draw valid conclusions.

•Must possess knowledge of current safety guidelines in electrical, plumbing, pneumatic and electronic systems and the ability to read, interpret and work from written instructions, sketches, diagrams and blueprints.
•Understand and prioritize work plans to complete assignments with quality work and in a timely manner.
•Specialized certification in electrical, mechanical, plumbing, HVAC preferred.
•Strong problem-solving and project management skills.
