Location: Singapore-Singapore Direct Reporting: Global Real Estate Director Other Manager Reporting: APAC SCM Senior Director Local partnership: Respective region MD Position Summary The incumbent is responsible for the development and implementation of real estate strategy for Invensys’s APAC region real estate portfolio in alignment with corporate business objectives. * Be the point of contact for all APAC Real Estate matters * Proactively lead and manage all real estate transactions, including all new leases and lease renewals, through effective vendor management, communication, financial analysis, market knowledge and industry benchmarking * Proactively lead and collaborate with APAC and Country management to achieve targeted business cost savings through minimizing real estate footprint and hence, lower occupancy cost * Review, recommend and execute real estate policies and procedures to fully utilize the real estate assets Key Responsibilities * Develop and lead overall real estate strategy for a portfolio of over 40 owned / leased properties in 12 countries within the region ($12M annual spend), including acquisition, consolidation, and disposition of assets in alignment with business strategic needs. * Establish a list of real estate properties (database) with indicated renewal dates and pertinent details. Pro-actively monitor renewal schedule and plan-out strategies and action plan 12-months ahead. * Analyze real estate market data/ trending and prepare associated financial analysis. Manage operating costs, capital budgets and project budgets for the APAC portfolio. * Manage and direct the relationship with key stakeholders such as landlords, designated brokers, legal and local representatives and ensure seamless execution in operational and transactionalactivities: real estate planning and management, negotiations and building management. * Interface with local and regional governments on behalf of Invensys on issues relating to real estate and project development. * Plan and lead fit-out and reinstatement construction for new and existing facilities through management of local internal resources and external contractors. * Set office space guidelines and standard for occupancy improvement across APAC. * Collaborate with APAC EHS Leader to implement real estate standards and office management strategies to attain and maintain best-in-class safety and portfolio productivity. Review and evaluate existing programs; recommends and implements policies and procedures for improving processes and maximizing efficiencies. Competencies * Strong knowledge of corporate real estate with respect to both strategic and operational issues as well as knowledge of owned real estate transactions. * High degree of real estate and contract negotiation management expertise. * Strong interpersonal, written and verbal communication skills and the ability to effectively manage relationships with internal and external business partners. * Independent judgment and solid analytical and financial acumen. * Ability to analyze problems and recommend alternative solutions. * Ability to manage and prioritize multiple simultaneous tasks. * Excellent project management skills. * Thorough understanding of construction drawings, materials, practices and costs. * Motivated, self-directed individual with good analytical and problem-solving skills. Willingness to take ownership of issues and win buy-in of others. * Demonstrated ability to communicate effectively with senior management. * Bachelor’s Degree (Master’s Degree a plus) in Architecture, Engineering, Facilities/Construction Management, Finance, Real Estate; Master degree preferred. * Additional real estate specific coursework desired, with recognized real estate designation such as RICS, MCR, CCIM, or CPM preferred. * 10 years in Real Estate/Construction Management/Finance in a corporate environment of which five or more years were in a management role. * Multi-national experience in the areas of leased property acquisitions/disposition, portfolio management and construction management across APAC. * Ability to travel frequently (up to 50%); must have valid passport. * Strong written, verbal, computer and organizational skills.
