Our core fund's Portfolio Management team, a part of PREI, is
responsible for the portfolio reporting and marketing activities
associated with the Account's day-to-day transaction activity,
marketing, and client requirements and overall operations. The
Analyst hired for this position will work closely with both the
Portfolio Associate and Director, managing several processes
associated with tracking the Fund's performance and
operations.This role has exposure to and daily interaction
with Portfolio Managers and involves direct interaction with
multiple internal PREI partners, including Asset Managers,
Marketing, Operations, Finance, Legal, Valuations, and
others.

PREI is currently seeking a motivated Analyst supporting our
flagship fund in Madison, NJ.
Responsibilities will include but are not limited to:
  • Preparation of the Fund's quarterly files including

  • Fund's diversification and current holdings

  • Occupancy and Rollover, Non-Core, NOI, Return files and
    Quarterly Charts, Leverage Ratio

  • Analyze results within all files

  • Ad hoc analysis

  • Calculation of the Fund's Quarterly Return Projection

  • Responsible for running the quarterly Fund and PRREF return
    estimate process which occurs several times throughout the
    quarter

  • Prepare and analyze the return, both preliminary valuation
    estimates and PRREF required estimate

  • Produce the corresponding management summary report

  • Prepare appraisal statistics file to support valuation

  • Work with Associate to incorporate debt and derivative
    valuation

  • Work with Operations and Finance to account for adjustments,
    particularly recent or pending sales

  • Conduct reconciliation with Operations

Preparation of Client Materials
  • Update standard slides for investor call, pitch book and client
    update books

  • Assist in Advisory Council presentations (generally 2 times per
    year)

  • Response to standard marketing requests (including
    quarterly client questionnaires)

  • Tracking and reporting the Fund's quarterly activity

  • Track weekly cash projections from asset managers and reconcile
    to actual activity, reaching out to Operations and/or Asset
    Managers when further investigation is needed.

  • Create the Fund's ongoing transaction activity charts in
    conjunction with cash file: acquisition, disposition, financing,
    mezz repayment and client activity

  • Responsible for producing portfolio suitability sheets
    for new acquisitions and managing the storing of related Investment
    and Allocation meeting materials

  • Responsible for other ad hoc portfolio-level requirements (e.g.
    involvement in annual budget/PSP process, ad hoc client or firm
    requests)

  • Participate in projects


Qualifications:
  • Bachelor's degree required;Finance, Economics, BusinessAdministration, Accounting or Real Estate recommended
  • Proven quantitative, analytical and computer skills required,proficiency in Argus and Excel.
  • Ability to create ad hoc financial analysis and possess strongtroubleshooting and problem solving technical abilities. Stronginterpersonal/communication skills.
  • Strong understanding of basic finance concepts such as NOIreturns, cash flow returns, internal rate of return, presentvalue/discounted cash flow.
  • Strong organization skills and attention to detail with abilityto manage multiple projects simultaneously.
  • Able to work independently and apply good judgment.
  • Prefer a strong understanding of basic real estate terms andconcepts such as net leases, gross leases, contracts, rents,percentage rents, operating expenses, capital expenditures,recovery of expenses, property types.
