Description
Prudential Social Investments is a unit of Prudential's Corporate
Social Responsibility department, which oversees philanthropy,
social investments, corporate contributions and employee engagement
activities for Prudential.

 
Social Investments supports nonprofit and for-profit ventures that
share Prudential's dedication to creating livable and sustainable
communities. The unit makes socially responsible investments in
projects that develop and preserve affordable housing, improve
access to quality education and connect neighborhoods and residents
to economic growth opportunities.  The Social Investments
portfolio is over $350 million and consists of private fixed income
securities, private common and preferred stock equity securities,
mortgage loans, real estate equity investments, and limited
partnership investments.  The Social Investments portfolio is
one of the largest exclusively impact investment oriented
portfolios.
 
General
The position reports to the Vice President of Social Investments
and provides origination, asset management and operational support
for the unit.  This position would likely include
responsibility for some of the program's most complex transactions
or relationships, and originating and managing an assigned portion
of the unit's investments, working independently.  Similarly,
the position is responsible for monitoring key issues, for
developing strategic relationships, and for sourcing, analysis,
negotiation, recommendation, authorization and legal documentation
relating to new deal originations.  Asset management
responsibilities include monitoring the portfolio and managing
workout cases, waivers and modifications.  This position also
assists in several unit-wide reporting responsibilities and
cross-unit functions within Community Resources.  The position
will manage some of the unit's staff, which includes training and
professional development of team members.
 
Responsibilities
Investment Origination:  Serve as the primary manager for
transactions and coordinate all parties.  Monitor key issues
and develop strategic relationships. This includes a complete
assessment of financial and social impact implications of
transactions and coordination with Social Investments and Community
Resources objectives. 
  • Sourcing - external marketing; internal and external
    networking

  • Reviewing/structuring/underwriting - all analytical,
    structuring, due diligence and negotiating functions; researching
    and evaluating transactions in the context of social and credit
    issues; establishing and negotiating deal terms; coordinating with
    legal counsel; conducting site visits

  • Authorizing - obtaining approval for transactions, typically
    under delegated authority, including drafting fact sheets and
    Investment Committee memos for each transaction

  • Closing - negotiation, legal documentation and disbursement
    functions

 
Portfolio Management:  Serve as the primary manager for
assigned relationships.  This includes all servicing issues,
authorization and legal documentation relating to portfolio
management. 
  • Monitoring - developing, documenting and maintaining
    standardized portfolio monitoring procedures for all invested
    assets; maintaining ongoing familiarity with all assigned accounts;
    comprehensive semiannual portfolio review and analysis, including
    analyzing financial statements from borrowers/issuers for
    investment performance and compliance with financial covenants;
    preparation of monitoring write-ups on a semiannual basis.

  • Servicing - managing individual investment issues, such as
    workout cases, waivers and modifications, and handling related
    authorization and legal documentation

 
Other:
  • Assist in managing the unit's portfolio reporting
    requirements

  • Assist in ad hoc unit-wide and cross-unit functions in
    Community Resources

  • Develop knowledge of nonprofit sector, social investment field
    and Prudential's social investment portfolio

  • Participate in industry functions and represent Prudential on
    outside organization's boards/committees

 

  • A minimum of a bachelor's degree is required.  MBA (orequivalent work experience) strongly preferred.  Participationin the CFA program is a plus
  • At least five years of experience working independently asprimary contact on new deal originations and investmentmanagement
  • Superior analytical skills in the areas of finance,quantitative analysis and accounting, particularly those related toprivate placement credit risk analysis and portfoliomanagement.
