PROJECT LEADER (MANAGER) OF STORE CONSTRUCTIONfor ourGallery/Store Development Department. We believe leaders lead and don't accept status quo, not just "manage" and move thing about. As a PM of Store Construction, you can be a part of this movement – working with our teams to help make our visions come to life. Primary Responsibilities * Manage outsourced construction managers. * Serves as the primary contact internally and externally for all scope, budget, costs, and construction related items and issues for the entire life cycle of the project. * Manages multiple projects requiring effective interaction and coordination with both internal and external parties. * Develops cost estimates, schedules, creates and manages project budgets, and facilitates project budget approval with executive committee. * Manages work letter negotiations with landlords and reviews lease documents to ensure all obligations are met and projects are completed by deadline. * Solicits proposals for services, negotiates fees and oversees contract preparation. Reviews and approves all change orders and invoices. * Manages all costs for assigned projects and provides accurate and up to date cost analysis for all construction related expenditures. * Identifies potential cost savings through value-engineering current specifications. * Conducts regular site visits on assigned projects to evaluate progress and construction quality and takes necessary corrective action to ensure objectives are met. * Performs plan checks of preliminary, permit, bid drawings and all revisions for completeness and accuracy. Reviews and approves all shop drawings and submittals. * Performs punch list walk-throughs and manages all punch list items through completion. * Ability to travel approximately 40% of the time. Technical Expertise: * Proficient in Microsoft Office applications. Education/Training: * Bachelor’s degree in construction management or architecture. * Minimum 7 years construction experience with an emphasis on high end retail.
