Discover your strengths and invest in your future by applying today. This position conducts research and provides real estate recommendations to enhance financial and operational performance. Represents Company at real estate and industry functions. Key Responsibilities: * Maintains existing asset base by purchasing new sites, rebuilding existing locations, exercising lease options, negotiating new replacement leases, subleasing properties, and evaluating easements and condemnations. * Reviews and interprets appraisals, as-built surveys, titles, easement encumbrances, liens and subdividing requirements. Coordinates real estate transactions between company and property owner/broker when necessary. Divests locations as needed. * Performs pre-qualifying economics and profit/loss analysis for real estate proposals. Forecasts sales based on various models and makes recommendations. * Leads major real estate projects, including negotiations, preparation of internal documentation, approvals, contract work, and escrow closings for multi-site acquisitions and sales. * Prepares market and site analyses and recommendations. Determines site usage based on analysis and coordinates site evaluations. * Coordinates local zoning, permit processes, Department of Transportation (DOT) requirements, and federal and state regulations for new/existing sites. * Develops new business leads. Work with real estate brokers and management to identify and secure new property development opportunities. Education and Experience * Minimum undergraduate degree in marketing, real estate, business or equivalent experience typically required. * Minimum 10 years commercial real estate or petroleum retailing experience including both site acquisition for retail industry and knowledge of legal aspects of contract negotiations required.
