Responsible for the purchase of all homebuilding products and services for the construction of Bozzuto Homes. Oversee the maintenance of architecture and Land Development. Manage the Bozzuto Homes Design Studio and all of the product offerings to customers for available options. Execute all contracts and Purchase Orders, Work Orders for Trade Partners providing estimates and product evaluations to management to ensure the construction of quality homes within budget.
Areas of Responsibility:
Maintain open communication with other division managers and team members to ensure the accurate, timely flow of information.
Communicate the companys decisions, procedures and policies to Construction Services team members.
Communicate the needs of the Construction Services department and its team members to the President of Bozzuto Homes.
Budgets, Estimating and Cost Control
Prepare the budgets and estimates for direct construction costs.
Monitor established cost and budget goals and identify any trends.
Update all Proformas per the accounting schedule.
Manage expenses within approved budget constraints.
Compile, update and distribute direct cost information on all homes to President of Bozzuto Homes
Maintain construction costs for historical reference.
Prepare Proforma feasibility budgets in conjunction with Developer on new pipeline deals.
Utilize companys Builder Software System (Mark Systems) for budget control.
Follow ethical bid practices.
Create a trade base and pre-qualify vendors in new geographic areas based on company growth plans.
Maintain database of qualified vendors to bid upcoming projects.
Prepare all data for bid instructions and specifications of all new projects for final review and approval.
Prepare comparison bid results on the Bid Status Report and compare to the budget for review.
Negotiate aggressively with each vendor to make the best deals for both parties while balancing cost and quality.
Continually try to reduce the building costs of homes.
Obtain three or more bids per trade for comparison and back-ups.
Execute Subcontracts and Addenda, and ensure the distribution of contracts to the appropriate Bozzuto Homes personnel.
Replace subcontractors as needed.
Review and update contract wording as needed.
Interpret and negotiate contracts.
Overall responsibility for taking project from Design Development Phase to Building Permit filing stage.
Review all construction documents and attend all design meetings.
Manage all communications to the architects and engineers regarding design revisions and instructions once project begins Construction Document phase.
Negotiate and sign Architect agreements in consultation with Developer. Utilize Bozzuto external counsel in preparation of contract in accordance with company standards.
Provide design improvement suggestions.
Maintain all archival records of purchasing and costing information.
File for and obtain permits, as required, under construction schedule.
Options Program Management
Determine available options based upon latest trends and customer interests.
Maintain the Design Studio as a first class profit center.
Review and coordinate Custom Option requests from sales.
Prepare all option costs and pricing.
Utilize companys Builder Software System (Mark Systems) for option management.
Recruit, interview and hire Construction Services team members with input from HR.
Provide initial and ongoing training to team members.
Conduct reviews and provide performance feedback to team members.
Work with team members to establish quarterly objectives, and monitor team member progress towards the accomplishment of their quarterly goals.
Provide support, direction and leadership to team members and assist with any questions or problems.
Prepare formalized budgets for inclusion in all underwriting packages including feasibility, financing, and Pre-Construction approval stages at Investment Committee.
Attend Investment Committee approval meetings, as required, to represent budgets.
Utilize companys Builder Software System (Mark Systems) for project setup and execution.
- BA/BS Degree within the related field
- 3-5 years of hands on experience with hiring and managing a diverse team
- Ability to demonstrate examples of staff development and retention
- 5-7 years of experience in the Homebuilding/Residential Construction industry
- Strong Financial and Technical skills, experience with construction purchasing and scheduling software
- Proficient with Microsoft Office suite, particularly Excel
- Ability to lift and/or move up to 50 pounds.
