# Job Description

VMware’s real estate portfolio consists of 100+ office and data center leases globally. The Real Estate Lease Analyst is a member of the Global Lease Administration team that manages payments, documents, tracking, and reporting for this leased portfolio. This position will report directly to the Workplace Manager of Global Lease Administration, and will be a member of the REW Global Planning team.

Key Responsibilities

* Review and validate invoices from landlords for leased office rent &expenses;

* Prepare monthly and variable rent rolls using VMware’s Lease Administration Tool, Harbor Flex

* Perform desktop audits of annual operating expense reconciliations

* Abstract lease terms and expenses into VMware’s Lease Administration Database

* Serve as the main point of contact with Landlords and Building, Property and Financial Managers as it pertains to the above

* Establish and maintain hard copy lease files and records

* Prepare and track cost savings that resulted from review of invoices/desktop audits

* Track and administer Security Deposits, Bank Guarantees and Letters of Credit

* Track TI allowances and coordinate with appropriate VMware personnel related to such projects

* Communicate with and create reports as requested by VMware internal departments (Finance, Accounting, Procurement, Legal and Real Estate teams) and answer questions on lease management, reporting and accounting

* Prepare reports needed in the ordinary business of Lease Administration

* Review Key Dates (including expirations, renewal options, terminations, TI Allowances and other critical dates) on a monthly basis and work with VMware Directors and Regional Managers to keep comments/notes up to date

* Performance of such other necessary or appropriate tasks associated with the ordinary of course business of lease administration as directed by VMware
Required Qualifications

* Desire to learn

* Excellent verbal, written and organizational skills; good relationship skills

* Strong analytical, problem solving and effective follow-up skills

* Detail oriented and strong ability to prioritize work

* Advanced Microsoft Excel and Adobe Acrobat skills

* Experience with Harbor Flex a plus

* Accounting skills a plus

* Ability to work for prolonged periods of time at a computer

* Ability to work at least 40 hours per week from the Company’s Palo Alto, CA headquarter office, with varied hours as may be required

Education Required

* Bachelor’s Degree and 3+ years’ experience in real estate, accounting, administrative or similar field, in lieu of Bachelor’s Degree, 5+ years’ experience in real estate or accounting

* Minimum of 3+ years’ experience in an office/administrative setting
